How many homes are planned
for Deer springs?

We are currently in Phase 2B and have 18 townhomes available with more on the way.


what are the homeowner’s association fees and what do they include?

THE TOWNHOME HOA FEES ARE $400 PER MONTH. THESE FEES INCLUDE COMMON AREA TAXES AND INSURANCE, A PLAYGROUND, DOG PARK, VAST OPEN SPACES, TRAIL AND TRAIL MAINTENANCE, COMMON AREA LANDSCAPING MAINTENANCE, SNOW REMOVAL OFF OF STREETS AND COMMON AREAS, SNOW REMOVAL OFF OF DRIVEWAYS AND UP TO FRONT DOORS.


What amenities are offered?

THE COMMUNITY HAS IMMEDIATE PEDESTRIAN ACCESS TO JORDANELLE STATE PARK ENTRANCE WITH A NON-MOTORIZED BOAT LAUNCH, LAKEFRONT ACCESS, AND 15 MILES OF TRAILS THROUGHOUT TO ENJOY BEAUTIFUL VIEWS. IN ADDITION, DEER SPRINGS WILL ALSO HAVE A COMMUNITY PLAYGROUND AND DOG PARK ALONG WITH SIDEWALK TRAILS FOR RUNNING AND BIKING.


Although there is a Hideout City Master Association and Deer Springs is located in Hideout, this community is not part of the Master Association.

Is there a master association?


YOUR HOLMES HOMES SALES ASSOCIATE WILL GENERATE A BUILDER CONTRACT FOR YOUR REVIEW AND SIGN. AT THE TIME OF ACCEPTANCE BY HOLMES HOMES, A $10,000 EARNEST DEPOSIT IS DUE. THREE WEEKS LATER, A PRE-CONSTRUCTION DEPOSIT IS DUE EQUAL TO 10% OF THE PRICE OF THE HOME. THE DEPOSIT AMOUNT SCHEDULED IS NOTED WITHIN THE SALES CONTRACT. THESE DEPOSITS GO TOWARDS YOUR DOWN PAYMENT AND THE BALANCE IS DUE AT CLOSING.

Does Holmes Homes have a preferred lender?


The tax rate in this district for Wasatch County is 1.2067%. If you will be a primary resident, you are entitled to a primary exemption in which your tax rate will be based off of 55% of your home’s assessed market value.

What will my taxes be?


Yes. There is a $1,500 reinvestment fee (for the HOA) upon change of ownership and that applies to original owner as well.
